San Francisco International Airport seeks RFPs for retail concessions at Terminals 2 and 3

San Francisco International Airport has begun the Request for Proposals (RFP) process for a number of retail concessions in Terminals 2 and 3.

The first opportunity covers the T3 boarding area F retail concession leases.

This RFP includes three retail leases: Lease 1 spans three locations that include a newsstand, beauty specialty store, and a gourmet market; Lease 2 covers a sunglasses specialty store; and Lease 3 is for a sports apparel or candy specialty store.

The minimum acceptable financial offers are: Lease 1 – US$1,100,000.00; Lease 2 – US$145,000.00; Lease 3 – US$150,000.00. This will be the successful proposer’s minimum rent for the first year of the lease.

Annual rent shall be the higher of the minimum annual guarantee or the following percentage rent: For Lease 1: 10% of gross revenues achieved up to and including US$500,000.00; plus 12% of gross revenues achieved from US$500,000.01 up to and including US$1,000,000.00; plus 14% of gross revenues achieved over US$1,000,000.00.

For Leases 2 and 3: 12% of gross revenues achieved up to and including US$500,000.00; plus 14% of gross revenues achieved from US$500,000.01 up to and including US$1,000,000.00; plus 16% of gross revenues achieved over US$1,000,000.00.

The term for all leases is seven years with two one-year options to extend at the Airport Commission’s discretion.

An informational conference is scheduled for November 15, 2018, at 10am at the Aviation Museum and Library in the International Terminal at San Francisco International Airport.

In a separate announcement, the Airport Commission has begun the RFP process for the T2 Specialty Retail Concession Lease No. 2. This specialty store comprises approximately 765 square feet. Concepts excluded are sunglasses, news, electronics and candy.

The proposed minimum financial offer is US$200,000.00 with a term of seven years. Rent shall be the higher of the minimum annual guarantee or the sum of the percentage rent structured as follows: 12% of gross revenues achieved up to and including US$500,000.00; plus 14% of gross revenues achieved from US$500,000.01 up to and including US$1,000,000.00; plus 16% of gross revenues achieved over US$1,000,000.00.
